Depends on what it is. Two Doves appears to do pretty well there but as a photographer, it didn't rely a lot on walk in traffic. You are right, the parking for that location is poor as most of their customers don't realize there is parking available at the rear.
We don't know what it is, but there is still no parking. How long do you give the new business? If retail, can it last a year?
